A Quick Note on Layout & Sound
This suite is a lower-level space within our home and includes a shared entry with another private suite. There is an adjoining door near the kitchen, which remains closed and double-deadbolted when booked separately.

While the spaces are designed for privacy, some everyday household sound (such as footsteps or doors) may occasionally carry. Because of this, the suite is best suited for guests seeking relaxed, peaceful stays with quieter evenings, helping keep the experience comfortable for everyone.

Outdoor Space
Enjoy your private side patio, designed for guest use, with seating for relaxing in warmer months. Mature trees and a peaceful residential setting create a surprisingly serene atmosphere so close to campus and Broadway.

A Few Important Notes (So Expectations Are Clear)
• This is a lower-level suite in a remodeled home with soundproofing. While most guests find noise minimal, some normal household sound from above may occasionally be heard. Guests who are highly noise-sensitive may prefer a fully detached home.
• This suite is not pet-friendly.

Parking & Seasonal Property Care
• One off-street parking space is available on the driveway at the front of the property. In winter, access to a plug-in outlet for block heaters is available where applicable.
• Snow clearing: A professional crew attends after snowfalls and aims to clear walkways and parking access within 24 hours.
• Lawn care: In summer, a crew attends weekly (weather permitting) to mow and maintain the yard.

These exterior services help keep the property safe, tidy, and well cared for throughout the year.

House Rules & Fit (Important)

This suite is designed for guests who value calm, respectful stays and a well-maintained home environment. A few simple guidelines help us keep the space comfortable, safe, and enjoyable for everyone.

• Quiet Hours & No Parties: Please keep noise to a minimum between 10:00 PM and 7:00 AM out of respect for our neighbours. Our home is intended for quiet enjoyment. Parties, events, and gatherings are not permitted.
• Registered Guests Only: The reservation must accurately reflect the total number of overnight guests, including adults, children, and infants. All adult overnight guests must be registered on the reservation. Overnight visitors who are not part of the reservation are not permitted. Day visitors require prior approval.
• Booking Guest Must Stay: The person making the reservation must be one of the registered overnight guests and may be asked to verify their identity before check-in. Reservations made on behalf of another person are not permitted, except when made through an approved company or corporate travel program. We reserve the right to decline check-in if the individuals arriving do not reasonably match the reservation details or if our booking requirements have not been met.
• Booking Verification: We reserve the right to request additional verification before confirming a reservation or providing check-in instructions. This may include confirming the identity of the booking guest, the purpose of the visit, the names of all registered adult guests, and acknowledgement of these house rules.
• Rental Agreement & Security Deposit: Reservations may require a completed rental agreement and a refundable security deposit authorization of up to $300 based on the booking profile or other factors identified during the booking process. The reservation, rental agreement, and security deposit authorization must all be in the name of the registered booking guest. Both must be completed before check-in instructions are provided.
• Additional Guest Fees: The reservation includes a base number of guests. Additional guests are subject to the applicable per-guest, per-night fee for the entire stay. Any changes to the guest count must be reflected on the reservation before arrival.
• Smoke-Free Home: Smoking and vaping are not permitted indoors.
• No Pets: This suite is not pet-friendly.
• Shoes & Outdoor Equipment: Please remove shoes at the top of the stairs. Bicycles, skis, snowboards, and other outdoor recreational equipment are not permitted indoors. Please do not lean luggage or equipment against the decorative faux wood wall near the entrance, as it is easily damaged.
• Odours & Consideration for Others: To help maintain a fresh and comfortable environment in this shared home, please avoid cooking foods with strong, lingering odours and do not burn incense or other scented products indoors.
• Cleaning: Your reservation includes standard departure cleaning. Excessive cleaning beyond normal turnover standards may result in additional charges.
• Supplies: Starter supplies of towels, linens, toiletries, and paper products are provided based on the number of guests and length of stay. Additional supplies are available upon request. Extra replenishment or special service visits may be subject to a small fee.
• Illegal Activity: Illegal activity of any kind is strictly prohibited. By making this reservation, guests agree that if we reasonably suspect illegal activity, we may immediately request cancellation of the reservation, deny or revoke access to the property, and contact law enforcement.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $100.00 cancellation fee) will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 48 hours away at time of booking.
